A property management call ASAP Drain Guys & Plumbing because their apartment building in Oceanside, Ca had a leak at the boiler. Upon arrival the ASAP technician found the area completely flooded. The technician pumped out the water to be able to excavate and fuse the leak. He performed an electronic leak detection and found a hot water slab leak under the fence post.
The technician excavated approximately 2ft deep on both sides of the fence exposing the pipe and leak. He returned next day at maintenance’s request to give proper water shut off notice. The ASAP technician shut off the water and again pumped out water from both holes. He exposed approximately 6 feet of the 1 1/2″ copper pipe underground. He found that the condition of pipe was beyond repair and received approval from the maintenance manager to reroute the line and find a new tie in point.
The technician excavated approximately 2ft deep by the gate to the boiler and exposed approximately 3ft of pipe to connect to pipe that was in bad condition. He was able to make a connection to get water back on and rerouted approximately 30 feet of 1 1/2″ copper pipe overhead strapped to walls and back down to connect to existing pipe and replaced the 1 1/2″ ball valve.
The water supply was restored and tested for leaks and proper function. There are no leaks at this time and the system is working properly. After the back flows were completely on, the technician turned on both boilers to the property. He backfilled with existing dirt. He also strongly recommends replacing remaining section of the line due to heavy corrosion and how thin existing pipe is to avoid future leaks. Lastly he cleaned up the work area.
