A property manager called ASAP Drain Guys and Plumbing because tenants in their commercial building were complaining of a strong sewage smell coming from the bathrooms.
ASAP accessed the rooftop through the men’s restroom. The smoke machine was connected to one of the 3″ vents on the rooftop. All other vents were capped off and the smoke machine was turned on. This 3-person job required one tech on the roof to monitor the smoke machine while two other techs looked through the subfloor cavities above the first floor restrooms and below the second floor restrooms. The techs also checked the inside the maintenance room and cavities above the maintenance room, which is no longer in use. There were no signs of smoke seen or detected.
The sewer vents on the rooftop near the elevator and above the bathrooms were extended 3-5 feet higher because the A/C unit intakes were too close to the sewer vents. This was to prevent the A/C unit from possibly sucking in sewer gas into the vents.
ASAP also recommended that the elevator pit be inspected by and elevator technician.
