A property management company called ASAP Drain Guys & Plumbing during after hours to repair a bursted water heater tank that was leaking in the tenant’s closet.
The ASAP technician shut the water supply off, turned off the gas supply, and set the gas control valve to off. The drain pan was overflowing so the technician vacuumed out the water. The technician would go back to the job site the next day to install a new customer provided water heater. He left the wet and dry vacuum and 100 foot extension cord for the tenants to continue to vacuum residual water throughout the night to minimize water damage.
The following morning, the ASAP technician removed the old 40-gallon water heater and hauled it away. He installed a new 40-gallon natural gas water heater and two new water supply lines. He retightened all ventilation to the water heater as well as retightened the earthquake straps and reset the water pan.
The technician replaced two 3/4″ full port ball valve to the hot and cold side. The hot side valve was broken and would not turn off. The tech also replaced two 3/4″ MIP copper fittings.
The technician replaced the gas line with a new drip leak assembly and new valve. He then tested to ensure there were no leaks. There are no leaks at this time. Lastly, the technician cleaned the work area.
