A property management company called ASAP Drain Guys & Plumbing to perform a leak detection because the kitchen wall was wet.
Upon arrival, ASAP was given authorization to perform a leak detection in the tenant’s unit. The tech ran water through the kitchen drain and found that water came from underneath the kitchen cabinet. The tech was also authorized to remove the toe kick. After removing the toe kick, the tech found the leak coming from behind the kitchen cabinet in between the wall.
ASAP was also authorized to open up the stucco. The tech found a hole in the 2″ ABS sanitary tee. He saw cut the footing and jack hammered the concrete. He ran water through the drain and found the kitchen drain to be backed up. He then snaked the kitchen drain line about 15 feet through the new 2″ ABS clean out. The blockage was due to grease build up in the line. There is no blockage at this time. ASAP poured new concrete and cleaned up the work area.
ASAP also recommended that the customer call a restoration company to repair the water damage. On-site maintenance will do the stucco repair.
