A property management company called ASAP Drain Guys & Plumbing because a tenant’s gas water heater was leaking in their garage.
Upon arrival, the technician turned off the water supply. He removed the water and gas lines connecting to the water heater. The vent was also removed. The tech hooked up the hose and drained the water heater. The water heater was then removed. The old ball valve was in poor condition so this was replaced with a new valve.
The technician performed mandatory code upgrades including installing a sediment trap on the gas control valve, thermal expansion tank, replacing the earthquake straps, and redirecting the drain pan away from the water heater and drywall to prevent further damage from happening again.
The ASAP tech placed the new 50-gallon Bradford white on the pan and connected the water lines, gas line, temperature & pressure relief valve line, and vent to the water heater. He ignited the water heater and tested for proper function. It is properly functioning at this time. Lastly, the technician cleaned up the work area before leaving.
