A property management company called ASAP Drain Guys and Plumbing because of a laundry room drain that was clogged and a water heater that was leaking from the top of the unit.
To repair the clogged laundry room drain, ASAP opened the drywall behind the washer and dryer to expose the galvanized drain line in the wall where in penetrates into the wall. When the washing machine would discharge, the line was not able to keep up with the volume of water and would slowly back up into the washing machine before draining back down. The tech cut out the section of the drain line and replaced it with 2″ ABS piping because the existing 1 1/2″ galvanized piping was not correct size. The drain line is working properly at this time.
ASAP shut down the water supply to the home and drained down the existing leaking 40 gallon natural gas water heater so that it can be replaced. The tech then removed all supply lines and connections to the water heater after it was completely drained. The water heater was removed and properly disposed. The tech installed a new water heater and supply lines bringing the it up to code requirements.
ASAP also replaced the gate valve shut off on the cold side before the heater so that in the event of an emergency, the water supply to the heater can be shut off. ASAP replaced the gate valve with a 1/4 turn ball valve because of corrosion buildup on the gate valve and the risk that it may not be functioning properly for the heater replacement.
ASAP added a drip leg/sediment trap to the gas line as required by code and to preserve the life of the water heater and its internal components.
An expansion tank and mounting bracket was also installed to the cold side of the water supply to bring the water heater unit to code.
A gas shut off valve to the gas line was installed because there originally was none.
After installation of the water heater was complete, the tech slowly restored water supply to the unit and bled all air from the system to check for leaks. There are not leaks at this time and the water heater is properly functioning.
